£15.7M spec development in Ellesmere Port completes

Caddick Construction has completed the second phase of Redsun’s Aviator industrial development at Ellesmere Port, which comprised two speculative warehouses on a 15-acre plot.

The 200k sq ft and 80k sq ft warehouses form part of a total of 450k of industrial space created by Redsun at its Aviator site, which is adjacent to the M53 motorway.

Building commenced in August 2021 following Caddick’s successful completion of phase one, which saw the delivery of a 125k sq ft warehouse which was subsequently leased to Survitec Group.

The project team included Fletcher Rae Architects, Muir Associates and Crookes Walker Consulting. B8 Real Estate and M1 Agency are joint letting agents.

Located off North Road, the 22-acre Aviator site forms part of the Cheshire Science Corridor and benefits from the enhanced capital allowances towards fit out costs offered by its Enterprise Zone status. Five miles from the M56 and 24 miles from the M6, Aviator is also within easy reach of Liverpool Superport and Manchester Airport.

Caddick’s North West team includes more than 100 members of staff and operates from offices in Warrington and Kendal. The team has successfully delivered a range of impressive construction projects including the refurbishment of Kendal Town Hall for South Lakes District Council and a residential development at Windermere Marina Village.

Elsewhere in the North West, exemplar projects have included new and improved science facilities at world-leading life science and innovation campus, Alderley Park. Plus the construction of Base at Manchester Science Park, a vibrant science and tech community in the heart of the Oxford Road Corridor Innovation district.

In the extra care sector, the team recently completed Broomfields in Appleton, a contemporary apartment living scheme for those aged 55, for the North West’s largest affordable housing provider, Torus.
