Base Building: An Exemplar Of Unique End-User Requirements

Base Building at Manchester Science Park formed an impressive 91,000 sq. ft, six floor, commercial scheme for Bruntwood SciTech demonstrating Caddick’s extensive expertise in specialist design processes that meet unique client requirements. The end result was a state-of-the-art, modern workspace, targeting high-growth tenants, frontier sectors of the industry 4.0, low carbon, computer and energy technology, gaming and animation companies.

Our client’s brief saw the Caddick team incorporate a dedicated 'MakerSpace' into its building, with a workshop created for the production of prototypes or to modify existing products. Construction also included an advanced breakout area and meeting rooms, reception and plant room, a rooftop garden with mounted Photovoltaic panels, as well as cycle storage and a drying room for employee use. Our in-house cladding specialists, CCL Facades were also enlisted to deliver the impressive external work.     

The build process
The Base Building scheme was delivered following the UK’s edit from the EU and during the Covid-19 pandemic, both of which presented project complexities in terms of material shortages and resource shortages. These were overcome by the Caddick team, ensuring timely delivery of an exceptional project.
