Caddick Completes New Urban Logistics Development In Leeds

Caddick Construction has completed the construction of T45, a new 224,000 sq ft urban logistics development situated on the A63 in Leeds.

Delivered on behalf of developer Chancerygate, Caddick has handed over 23 state-of-the-art, energy-efficient industrial units, designed to support the continued growth of Leeds’ urban logistics sector.

The new units at T45, which range in size from 4,490 sq ft to 32,635 sq ft, have been fitted with a suite of energy efficiency measures designed to reduce operational energy consumption and improve the buildings’ environmental performance.

Achieving an EPC A rating, all units include PV panels, air source heat pumps, high-performance insulated cladding and roof materials, highly efficient LED lighting and electric vehicle charging points.

Work on the development also included the installation of electric loading doors, fitted office space, kitchen facilities, external wellbeing areas and landscaped communal areas to enhance biodiversity.

Located less than a mile from the M1 motorway and three miles from Leeds City Centre, T45 benefits from excellent connectivity, and reinforces the strength of the Leeds commercial property market and the continuing demand for well-connected, modern logistics accommodation within established urban locations.

Throughout the project, Caddick delivered significant social value for the local area by supporting 12 apprentices, jointly donating £3,000 with Chancerygate to local child sleep poverty charity Zarach, and achieving 100% waste diversion from landfill.

Community engagement initiatives included a CV workshop with Caval for Notre Dame Sixth Form College, site visits for Leeds Beckett University architectural students, mock interviews at Trinity Academy Leeds with Orchard, and a work placement for an electrical student from Leeds College of Building.

Caddick is a registered partner with the Considerate Constructors Scheme (CCS) and achieved outstanding 45/45 scores from both site inspections.

T45 marks the fourth project to be delivered by Caddick for Chancerygate, with previous completed schemes including Gateway 44, a £4.5m logistics hub and Costa Coffee drive-thru in Carlisle, Mersey Reach, a £7.8m industrial scheme in Aintree, and nine industrial units at the £10.7m Novus development in Knutsford.
