Caddick Strengthens Framework Presence With New Affordable Housing Contract

Caddick Construction has reinforced its presence on Great Places Housing Group’s Innovation Chain North (ICN) framework with its appointment to deliver a new affordable housing scheme in Manchester.

The new £18m contract will see Caddick build 82 new apartments on the corner of Grey Mare Lane and Ashton New Road in East Manchester for Great Places. The development will form part of the wider Grey Mare Lane regeneration masterplan.

A mix of one and two-bedroom apartments available for social rent, the new development will feature private and communal garden spaces and a new pedestrian link improving the connection across the highway network in the immediate area. The work, which is part-funded by Homes England and the Greater Manchester Combined Authority (GMCA) Brownfield Housing Fund, is expected to be completed in 2027.

The Grey Mare Lane scheme adds to Caddick’s portfolio of residential projects in Greater Manchester, following the completion of 131 apartments at The Guinness Partnership’s Edward Street in Stockport.

Caddick also recently completed West Vale development in Oldham, which saw the construction of 26 contemporary homes and 62 apartments for First Choice Homes Oldham.

Dave Saville, Regional Managing Director of Caddick Construction North West commented:

“We’re proud to be appointed to the first scheme of Great Places’ planned developments to bring much-needed affordable housing to the area. The project will play a key role in providing access to high-quality homes and creating a sustainable community for local people and families in East Manchester. We’re looking forward to working closely with Great Places to bring its vision for Grey Mare Lane to life.” Dave Saville, Regional Managing Director of Caddick Construction North West

Nick Gornall, Director of Development at Great Places Housing Group, added:

"We’re delighted to be working in partnership with Caddick Construction on this landmark scheme at Grey Mare Lane. Their expertise and collaborative approach have been vital in the pre-contract phase and we look forward to delivering high-quality, affordable homes that meet local needs. This development is not only about creating new homes—it’s about building a sustainable, vibrant community in East Manchester. Together, we’re committed to making a real difference for the people who live here." Nick Gornall, Director of Development at Great Places Housing Group
