Overview
Following the insolvency of the previous contractor, Caddick was appointed to complete a 301-bed student accommodation scheme in the centre of Lincoln for EBW Developments. The development supported the University of Lincoln’s increasing need for high-quality, accessible housing by providing modern, connected living spaces designed to enhance the student experience.
The scheme delivered 282 en-suite bedrooms within shared apartments for four to sixteen students, alongside 19 self-contained studios, including units designed for accessibility. Two main blocks are linked by an atrium bridge, featuring offsite prefabricated bathroom pods and a full turnkey FF&E fit-out. Caddick successfully remediated and completed the project, ensuring quality and compliance throughout.

Challenges
Taking over a partially completed development required a detailed review of the existing structure, design integrity, and cost implications. Caddick conducted comprehensive design and site surveys, addressing critical fire safety and MEP coordination issues in collaboration with fire authorities, consultants, and the University.
Working within a constrained city-centre site adjacent to a university, shopping centre, and railway line required innovative sequencing and strict health and safety controls to minimise disruption. By adopting an agile and collaborative approach, the team accelerated mobilisation and delivery to recover lost time, enabling the project to meet revised completion targets without additional cost to the client.
