Caddick Construction has delivered a diverse programme of projects at Alderley Park, the UK’s largest single-site life science and technology campus.
Spanning 400 acres of historic parkland, the campus houses over 200 companies and 2,000 staff. Our work has included new laboratories, office refurbishments, façade improvements, and the construction of an eight-storey, 2,227-space multi-storey car park, all carried out within a live and operational science environment.
Design & Delivery
Our design involvement varied by project. For design & build schemes, such as the multi-storey car park, we led workshops with consultants and stakeholders and produced full-scale mock-ups to verify methodology and quality. For refurbishment and laboratory projects, we developed designs to RIBA Stage 4, coordinating complex M&E systems with specialist subcontractors and on-site teams. Across all projects, we balanced client aspirations, operational needs, and budget constraints to deliver fit-for-purpose, high-performance facilities.

Construction & Challenges
Working in a live science park presented logistical and operational challenges. Construction was carefully phased to minimise disruption to neighbouring tenants and public areas, with strict controls on noise, dust, vibration, and access. Temporary protections ensured continued operation of adjacent facilities, including laboratories, offices, and café spaces.
Coordination with concurrent projects and careful planning during the COVID-19 pandemic ensured safety and continuity throughout.

Sustainability
Sustainability was central to every project. We integrated energy-efficient design, low-carbon materials, EV charging points, living green walls, and landscape enhancements. Partnerships with Bruntwood and suppliers ensured responsible sourcing and alignment with broader environmental goals, while innovative approaches to materials and circular economy principles helped reduce embodied carbon.

It was a challenging project with many unforeseen issues however, Caddick’s collaborative and professional approach with the rest of the project team resolved these matters quickly within the projects financial constraints. I would have no hesitation in recommending Caddick for other projects.
