Caddick is currently on site delivering City of York Council’s first ever zero-carbon homes at the Burnholme development in York.
This project forms part of the council’s housing delivery programme, which aims to provide 600 new homes across the city, with 40–60% designated as affordable—more than double the current planning requirement.
The development includes 78 Passivhaus-certified dwellings: 35 two-bed, 18 three-bed, and 11 four-bed terraced homes; 6 one-bed apartments; and 4 three-bed houses positioned above 4 one-bed ground-floor duplexes. All homes will feature high levels of insulation, rooftop solar panels, and energy-efficient air-source heat pumps. The buildings will use timber construction to maintain low-carbon standards and meet Passivhaus certification requirements.
The scheme also provides 5 self-build plots complete with metered utility supplies. External works include a new access road, a 72-space car park (27 spaces within a purpose-built structure), bin stores, air-source heat pump enclosures, bicycle stores, and landscaping to private gardens and communal ginnels. Residents will benefit from high-quality green spaces and tree-lined streets.
Local residents have co-designed the project with the council’s Stirling Prize-winning architects, Mikhail Riches. As many elements of the homes are being manufactured off-site, on-site activity will be reduced compared with traditional construction methods.
