Vernon Park is a flagship 100,000 sq ft, two‑storey industrial and distribution warehouse in Wolverhampton, which we delivered on behalf of the Staffordshire Pension Fund.
Set to achieve a BREEAM Excellent rating, Vernon Park represents our expertise in delivering sustainable, future-proofed industrial developments that bring lasting value to our clients.
Contract Challenges & Strategic Acquisition
Having experienced a setback due to a previous contractor entering liquidation, Vernon Park was an incomplete project that required re-procurement. We were selected by project managers, Virtus Consult, and took responsibility for the remaining works and also the integration of work completed to-date. This involved careful evaluation and remediation to ensure alignment with the original design intent, a process that demanded rigorous risk management, remedial coordination and close stakeholder engagement to reset the programme and restore confidence.

Technical Delivery & Sustainability
At Vernon Park we delivered the base‑build of the two‑storey industrial facility, including structural, architectural and mechanical and electrical works. Key deliverables comprised loading doors, dock leveller equipment, fire escape staircases, lifts and ancillary spaces. We also oversaw the full integration of internal services such as heating, comfort cooling, domestic hot and cold water, electrical systems, fire alarms and emergency lighting.
Externally, we developed access roads, hardstanding, car parking, cycle storage, and landscaping to ensure the facility had a fully functional site envelope. What’s more, Vernon is on track to achieve a BREEAM Excellent rating, reinforcing our commitment to sustainable industrial design and operation.

Outcome, Collaboration & Legacy
We successfully completed and handed over Vernon Park, including the rectification of earlier works and integration into a coherent, high‑performing facility. Collaboration was central to our success, with the design team, project management and multiple subcontractors coming together with our team to overcome challenges. The result is a resilient and sustainable logistics asset that supports manufacturing, storage and distribution for occupiers and contributes to economic growth in Wolverhampton and the wider region.
