Caddick Builds Logistics Portfolio With £46.5m Development In Leeds

Developer Chancerygate has selected Caddick Construction as main contractor for its new urban logistics development, T45, located off the A63 in Leeds.

Due for completion early 2026, the T45 scheme will bring 23 new state-of-the-art commercial units ranging from 4,450 sq. ft to 34,000 sq. ft for the local business district.

Caddick has now commenced construction work on the 223,000 sq. ft development, spanning a prominent 11.1 acre site, situated less than a mile from the M1 motorway.

T45 marks the fourth scheme to be delivered  by Caddick on behalf of Chancerygate. Caddick previously delivered Gateway 44, a £4.5m logistics hub and Costa Coffee drive-thru in Carlisle, Mersey Reach, a £7.8m industrial scheme in Aintree, and nine industrial units at the £10.7m Novus development in Knutsford.

As demand for premium industrial and logistics space continues to rise, Caddick has expanded its pipeline of developments across Yorkshire. The contractor is currently delivering a new £42m manufacturing facility for Schneider Electric in North Yorkshire.

Caddick is also nearing completion of a £28m manufacturing facility in Howden on behalf of YARA International, which is set to become the UK’s largest specialty fertiliser plant.
