At Leeds Valley Park, we delivered the final phase of one of the city’s most strategically located logistics destinations.
The scheme completed the wider development between Junction 44 of the M1 and Junction 7 of the M621, providing exceptional access to regional and national transport networks.
The project comprised six modern industrial units ranging from 25,000 sq ft to 70,000 sq ft, each with first-floor office accommodation and clear haunch heights of 8–12 metres. Designed to achieve a BREEAM ‘Very Good’ rating, the development incorporated photovoltaic panels to enhance energy efficiency and reduce carbon emissions.
Extensive landscaping created an attractive working environment while improving local biodiversity. External works included service yards, car parking, access roads, drainage, and incoming services, all delivered to the highest standards.

Completion of Leeds Valley Park has generated significant employment opportunities for the local community and improved connectivity to the nearby Stourton Park & Ride. The scheme stands as a sustainable, high-performing logistics hub supporting long-term economic growth across the Leeds City Region.

The project’s core objectives focused on maximising employment, training, and community engagement. Through targeted social value initiatives, the scheme achieved an impressive 60% Social Return on Investment (measured using TOMS), engaging over 350 students and employing a 59% local workforce. These outcomes reflect Caddick’s ongoing commitment to delivering projects that create lasting benefits for local people and the wider Leeds City Region.
