
Over 100 net zero carbon homes have been built across two developments, providing sustainable living for local residents in York.
Caddick Construction has completed two net zero carbon housing developments in York, delivering over 100 new Passivhaus-certified homes for the city.
The two developments, Burnholme Green and Duncombe Square, form part of the City of York’s Housing Delivery Programme and showcase a strong commitment to sustainable building practices, with both sites achieving high standards for construction and community engagement.
Burnholme Green, situated on Mossdale Avenue, comprises 78 Passivhaus homes, including 55 houses, nine bungalows and 14 apartments. Duncombe Square adds 34 Passivhaus units to Burton Stone Lane, with 23 two, three and four-bedroom homes and 11 one-bedroom apartments. Each home is built with timber frame construction and is fitted with rooftop solar panels, air-source heat pumps and high levels of insulation.
The developments also include a commercial unit at Duncombe, self-build plots at Burnholme, and landscaped communal spaces. Caddick Civil Engineering was appointed to complete external hard landscaping, high-quality public open space and all roads and sewers.
Caddick’s commitment to sustainable construction was recognised at Burnholme Green by the Chartered Institute of Building (CIOB), which hailed the site as demonstrating best practice in the creation of net zero carbon homes following an official visit.
During the course of the build, both projects achieved four consecutive 45/45 scores from the Considerate Constructors Scheme (CCS) and received bronze awards at the 2025 CCS National Site Awards.
Caddick engaged with numerous schools and colleges through mentoring and mock interview sessions, work placements and site visits as well as donations to local community organisations.
The Duncombe project team also dedicated 54 hours of time to support The Groves Secret Garden Community Project, helping to weed, plant and tidy the Groves community garden to make it a welcoming space for local residents.
The developments offer residents high quality, energy efficient living and sustainable futures.
