The Soothill project involves the transformation of a brownfield site through extensive bulk earthworks, the installation of major infrastructure, and the creation of essential services to support the delivery of new housing.

Key elements of the work include road construction, drainage installation, and utility connections, ensuring the site is fully prepared for the development of 3- and 4-bedroom homes. The project also integrates sustainable design features, laying the groundwork for an energy-efficient and environmentally responsible community. Situated with convenient access to Leeds and Wakefield, this development exemplifies our commitment to high quality, sustainable site preparation and infrastructure delivery.

Remediation of brownfield land

The 12.73-hectare site presents several challenges due to its irregular shape and sloping topography, particularly:

  • An embankment running east to west across the centre of the site
  • A significant elevation difference (52 meters) between the north and south boundaries

To ensure the safety and sustainability of the development, we are undertaking comprehensive site remediation, including:

  • Grouting mine workings
  • Shaft capping
  • Bulk earthworks for terrain stabilisation
  • Installation of retaining structures to manage elevation changes.
  • Constructing a robust drainage system with a 3000m3 attenuation capacity
  • Constructing new roads for improved accessibility and connectivity
