The Base Building provided purpose-built workspace for computer engineering, energy technology, light manufacturing, and materials science businesses.

Floors 1–4 featured high-specification offices, with the 4th floor designed for future laboratory fit-outs. The ground floor included reception, breakout areas, rooftop terrace, cycle storage, and a dedicated “MakerSpace” workshop for prototyping and innovation.

Design and Construction

Delivered as a design-and-build project, the team collaborated closely with Bruntwood SciTech, Bridge Architects, Walker Sime, Buro Happold, DW Consulting Engineers, and BDP. Full-scale sample panels were constructed to validate façade detailing, finishes, and construction methods.

Structural works combined piled foundations, steel framing, and precast concrete floors, with external landscaping, car parking, and cycle facilities completed to enhance the overall environment.

Sustainability

The project incorporated multiple sustainability measures:

• 704 m² rooftop solar array
• Hybrid water-based heating and cooling system
• Demand-side response integrated into BMS
• Recycling of over 360 m² of carpet from the previous building

The scheme achieved a 22% reduction in carbon footprint and an EPC A rating.

Community & Social Value

The project delivered a community innovation hub and vocational training centre, providing opportunities for local residents to gain technical skills. Using the Tom’s Measurement Framework, the scheme delivered £1.95m in social value, supporting employment, training, and community initiatives.

Challenges & Outcomes

Despite COVID-19 delays, the team overcame supply chain and personnel constraints, completing the project on schedule. Innovative solutions addressed technical issues, including intumescent coating and hollowcore precast plank challenges.

The completed Base Building now provides flexible, sustainable, and innovation-focused workspaces for Industry 4.0 tenants and has become a model for future high-tech developments.

The Caddick team demonstrated a professional and friendly approach throughout with a can-do solution focussed approach. Challenges have been encountered throughout, including impacts of the pandemic and Brexit, and Caddick worked through them in a supportive and collaborative manner, ensuring the successful delivery of the project was always at the forefront of decision making.
