Caddick delivered One City Park, a five-storey Grade A office development in Bradford city centre on behalf of Muse Developments.
This landmark project represents the first new Grade A office scheme in the city for over 20 years, responding directly to the growing demand for high-quality, flexible workspace in West Yorkshire.
A Landmark for Modern Working
The development provides 56,403 sq ft of premium office accommodation, designed to support new ways of working and future subdivision across all floors. The ground floor includes shell space for future leisure or retail use, while the rooftop plant area accommodates essential building services. Integrated with Bradford’s City Park, the scheme features high-quality public realm, new stepped access, and seating areas to enhance connectivity and community use.
Sustainability and Innovation
Built to achieve a BREEAM ‘Excellent’ rating, One City Park incorporates high-performance glazing, air source heat pumps, and photovoltaic panels to maximise natural light, reduce energy consumption, and ensure renewable operation. The project sets a new benchmark for sustainable office design in the region.
Delivering Social Value
Beyond construction, Caddick placed strong emphasis on community impact. The project achieved a 71% Social Return on Investment (TOMS framework), engaged with 250 local students, and employed a 64% local workforce—demonstrating lasting social, educational, and economic benefits for Bradford.
