New York Square forms part of Caddick Developments’ £300m SOYO masterplan to create a vibrant new neighbourhood in Leeds, one of the city’s most ambitious mixed-use schemes, which has fast become a landmark at the heart of Leeds’ cultural quarter.

New York Square was a hugely transformative phase of SOYO, delivering 551 high-quality residential apartments with a vibrant public realm.
With two distinctive C-shaped 16 and 17 storey towers, New York Square is an exceptional example of high-quality, sustainable urban living. The development includes studios, one, two and three-bedroom apartments offering rooftop views, alongside ground-floor commercial units, a shared gym, landscaped courtyards, secure cycle storage and a new courtyard.

Seamless Collaboration Across Caddick Group

New York Square is a project of true partnership where we worked in close collaboration with our colleagues at Caddick Developments and Moda Living. Working together from the outset, we aligned on a shared vision to create a dynamic, community-focused residential quarter in the heart of Leeds. Caddick Developments’ strategic oversight and Moda Living’s operational expertise informed design, planning and delivery decisions, which ensured the development exceeded expectations. This integrated group approach enabled streamlined decision-making, accelerated timelines and a unified focus on quality.

Overcoming Complex Construction Challenges

We faced and overcame numerous logistical and site challenges, including pandemic-related disruptions and market shifts. This led to a re-sequencing of the build programme and a temporary relocation of welfare and office facilities to accommodate work on overlapping sites. Simultaneous construction of SOYO phases demanded close collaboration, especially regarding deliveries along shared routes, site security, and boundary management. Nearby public works, including the A64 flyover, added further complexity. We successfully coordinated deliveries, ensured access for local students and event broadcasters, and held regular stakeholder meetings to maintain strong community relations.

Delivering Performance and Precision

New York Square achieved a BREEAM Very Good rating for commercial units, underlining our commitment to sustainable construction. Our early engagement with Caddick Developments, façade consultants, acoustic and thermal consultants, and the design team ensured critical tolerances were achieved and maintained. This also ensured energy efficiency was optimised through enhanced insulation and airtightness, especially on elevations near busy roads, helping to improve both environmental performance and resident comfort. Benchmark apartments were completed early to set quality standards, while early marketing units were delivered to support pre-lets and forward sales.

Delivered Ahead of Programme with Considerate Construction

Despite the project’s complexity, we are proud to have delivered New York Square ahead of programme. The public realm spaces were completed six weeks early, allowing for quicker occupancy, and concurrent construction and fit-out helped to streamline delivery even further. We achieved the highest possible Considerate Constructors Scheme score of 46, with praise for our community engagement, environmental protection measures, and workforce welfare. We established strong links with a local college, providing students with site visits and career insights, ensuring our role on site left a positive legacy for the local community.
