Located opposite Manchester’s Victoria Station, Angel Gardens is one of the UK’s largest build-to-rent developments. Delivered for Moda Living and Apache Capital Partners, Caddick Construction took on the scheme under a Construction Management Contract following the collapse of Carillion.
The 35-storey tower provides 520,000 sq. ft of residential and commercial space, including 466 premium studio, one-, two- and three-bed apartments arranged around semi-private interactive gardens. Residents enjoy exclusive amenities such as lounges, a cinema room, co-working spaces and a rooftop garden with BBQ zones, gym classes, yoga and a multi-use sports court.
Taking over mid-programme required rapid mobilisation and strong coordination. Caddick retained much of the original team to maintain continuity and managed a full façade redesign to meet updated fire regulations. The tight city-centre site demanded precise logistics: only one delivery vehicle could access site at a time, with timed hoist use and daily waste removal to keep operations efficient and disruption minimal.

Caddick’s team actively supported the local community through initiatives including:
• Centrepoint Sleep Out to raise funds for youth homelessness
• Food Bank collections for the Trussell Trust
• Talks and site visits for Manchester College students
• Three Peaks Challenge fundraising for St Gemma’s Hospice

Caddick prioritised local labour and suppliers - 42% within 20 miles - to support the regional economy and reduce transport emissions. Sustainable site measures included SMART Waste monitoring (98% recycling rate), waterless taps, rainwater harvesting, and carbon offsetting through the Woodland Carbon Code.

In very difficult circumstances, Caddick have deployed themselves exceptionally well from Board level down, in a transparent, proactive and collaborative manner and helped Moda and their funders manage this complex scheme through to successful completion.
