At SOYO in Leeds, we delivered a landmark residential-led development that helped transform the city’s cultural quarter.

Featuring a distinctive “inverted C” design, Blocks B & C provide 331 high-quality apartments across studios, one-, two-, and three-bedroom layouts, alongside ground-floor commercial spaces and landscaped courtyards. Residents benefit from shared amenities including a gym, secure basement parking, and bicycle storage, while the buildings’ brick and masonry façades reference Leeds’ heritage with a contemporary touch.

Designed for Modern Urban Living

Blocks B & C were designed to connect people and place. Residential entrances and reception areas face SOYO Square, a new public realm, while commercial units activate the street level for the wider community. The scheme achieved BREEAM Very Good (A3) for commercial units, reflecting a focus on sustainability and energy efficiency.

Overcoming Complex Challenges

Construction involved significant re-sequencing due to COVID-19 and overlapping site operations with neighbouring SOYO blocks. Temporary relocation of site offices, shared delivery routes, and coordinated security ensured efficient logistics while maintaining access for residents, businesses, and public traffic. Detailed trial pits and slip trenches mitigated risks from complex ground conditions, including historic housing foundations and a coal seam.

Adding Value & Early Delivery

Benchmarking apartments established quality standards, while careful programming enabled early marketing opportunities. Early engagement with façade and acoustic specialists optimised energy efficiency, air tightness, and occupant comfort.

The project was completed ahead of schedule, with public realm spaces delivered six weeks early, activating the development for residents and the community and demonstrating our commitment to quality, collaboration, and efficiency.
