We completed the Ferrars Road development in partnership with Together Housing Association, transforming a former sports field in Tinsley, Sheffield, into a vibrant new community.

The six-acre site now provides 93 much-needed affordable homes, offering a mix of two, three, and four-bedroom properties for rent. Combining classic design with modern, energy-efficient features, the scheme delivers comfortable and sustainable living spaces for local families.

Project Overview

The development included new roads, utilities, and extensively landscaped areas featuring ponds and public art to enhance the environment for residents. A phased construction approach minimised disruption, allowing the first families to move in during 2023. Supported through the Homes England Wave 2 funding programme, the scheme reflects Together Housing’s commitment to tackling the housing affordability crisis and regenerating local neighbourhoods.

Challenges and Collaboration

Collaborating to maximise performance and quality

Working on a constrained, live site required careful planning and strong collaboration. We overcame early drainage and utility challenges through proactive engineering and close coordination with service providers. Traffic management and communication strategies ensured safety and minimal disruption to nearby residents and businesses throughout the build.

During pre-construction, we worked closely with the client to optimise design, improve build efficiency, and deliver cost savings. Value engineering initiatives such as material reviews, layout refinements, and drainage redesign achieved substantial savings while maintaining high quality and performance.

Community and Social Value

We placed community engagement and local benefit at the heart of delivery. Apprentices and local tradespeople were given opportunities to gain experience and develop skills on site, while partnerships with local organisations such as the Sheffield Wednesday Community Programme supported young people entering the construction industry. Educational engagement, charity support, and sustainable procurement all reinforced our commitment to creating lasting social value, with 78% of project spend directed to local businesses within 30 miles.

EN:Able Build were delighted to bring together Caddick Construction Ltd and Efficiency North member Together Housing Group to develop this 6-acre site in Tinsley, building upon a strong, collaborative relationship. Caddick used excellent sub-contractors and workmanship to deliver high quality and much-needed affordable homes for individuals, couples and families priced out of the housing market in Sheffield. The new homes are not only affordable for residents, but very good value for Together Housing Group, as the land deal was done on a fixed term basis through EN:Able Build. Caddick succeeded in completing the scheme on budget despite the unprecedented challenges of building through the Covid-19 pandemic period with its ensuing materials, labour and supply chain issues which delayed the construction schedule.
