A first of its kind for South Ribble Borough Council, Jubilee Gardens is an innovative extra care development in Leyland in Lancashire, designed to support independent living for residents aged 55 and over.

Jubilee Gardens perfectly demonstrates our capability to deliver complex, socially meaningful residential projects that create a long-term positive legacy for the community.

Project Scope & Design Features

Our work at Jubilee Gardens involved the design and construction of a three‑storey apartment block on a five‑acre plot in West Paddock in Leyland, providing 75 affordable one and two-bedroom apartments with French windows and Juliette balconies. Jubilee Gardens also comprises communal spaces and facilities, including a first floor sun terrace and amphitheatre seating with a landscaped terrace, resident lounges, a café, hair and beauty suite, on-site support services, 88 car parking spaces and mobility vehicle storage.

Sustainability Integration

Developing a state-of-the-art extra care residential development also included the introduction of a full suite of sustainable and renewable technologies to contribute to energy efficiency and reduce carbon emissions over the building’s lifetime. This includes solar panels, air source heat pumps, a high performance fabric-first design approach and electric vehicle charging, all of which contribute to a Very Good BREEAM rating.

Redeveloping Brownfield Land

We delivered Jubilee Gardens on the site of a former printworks, and remediation and careful site planning were required to handle ground conditions, old infrastructure and staging access. We adopted a delivery strategy in-line with this, and took a phased approach to construction in order to manage site constraints, maintain safety and allow for continuity of works.

Our Community Impact

Our delivery of Jubilee Gardens is a model example of the extent to which we can contribute to the local community, with the team committing over £6.6m in social value investments over the course of the project. This includes employment for 70 people, four of which were previously long-term unemployed, two rehabilitating ex-offenders, and one not in education or training. The project also provided 52 weeks of apprenticeship training, 52 weeks of other training opportunities, and six weeks of work placements. Our team also dedicated time to mentoring unemployed individuals and inspiring young people through school visits and career talks.
Over £4m was spent with our local supply chain, including £250,000 with small and medium-sized businesses. Furthermore we contributed £5,000 to local community projects, alongside further investment to support loca health, wellbeing, and homelessness initiatives.
