Caddick Construction were appointed to deliver Phase 2A of development at Gateway 36, a strategically located industrial and logistics scheme off Junction 36 of the M1 in Barnsley, South Yorkshire.
Working on behalf of client Wilton Developments, the project included the design and construction of three high-quality industrial units ranging from 23,000 to 49,000 sq ft, with integral office accommodation, loading yards, car parking, and extensive external works.
Gateway 36 provides modern, flexible space for logistics and manufacturing occupiers, supporting regional economic growth and employment. The units were built to achieve a BREEAM “Very Good” rating, incorporating high-performance building fabrics, energy-efficient systems, and low-carbon construction methods.
Caddick supported a range of community initiatives across the Barnsley region during delivery.
The team donated £250 to the Barnsley Food Bank to support local families and continues to explore opportunities for further community engagement and education. Work placements, school engagement, and supply chain partnerships with local businesses contributed to Caddick’s commitment to delivering meaningful social value alongside construction excellence.

Sustainability is embedded throughout Gateway 36. Each unit was designed for long-term energy efficiency, with roof-mounted solar PV panels, LED lighting, air-source heat pumps, and rainwater harvesting systems. Caddick is also used local labour and suppliers to reduce transport emissions and support the regional economy. All site operations were monitored using the SMARTWaste system, achieving high recycling rates and minimising environmental impact.
The project demonstrates Caddick’s commitment to sustainable development and responsible construction.
