Yara International’s new manufacturing facility at Ozone Business Park in Howden was a landmark project for our business and saw the construction of a cutting-edge facility to support the agricultural supply chain, becoming the UK’s largest fertiliser manufacturing plant.
With sustainability, efficiency and innovation at its core, this project showcases our capability in delivering complex, large-scale industrial developments, setting a new benchmark in UK manufacturing infrastructure.
Yara International’s manufacturing facility consists of a 295,669 sq ft steel portal frame building designed to support Yara’s ambition to double its UK production capacity. Our expertise in delivering high-specification industrial spaces ensured the design integrated seamlessly with Yara’s manufacturing processes, while also maintaining flexibility for future growth and technological advancements.
The new facility incorporates a range of functions, including an inbound warehouse, advanced production area, outbound warehouse, office accommodation and a production facilities block. A plant and gantry structure, internal roof-level offices and a viewing gantry further enhance operational efficiency and oversight.

Understanding the importance of minimising downtime and accelerating operational readiness, we provided early access to the facility through proactive construction scheduling and strong stakeholder coordination. This allowed base-build and client fit-out activities to progress in tandem, enabling Yara to begin fit-out works ahead of full project completion. This phased approach underscored our commitment to collaboration, ensuring that client deadlines and operational targets were met without compromise.

External works at Yara’s Howden facility included a newly constructed access road, expansive service yard, dedicated car parking areas and a security gatehouse to support safe and efficient operations. These components were carefully planned to align with the site’s long-term use and logistics demands.
The development has been designed to achieve a BREEAM ‘Very Good’ rating, reflecting both Yara and Caddick’s shared commitment to delivering environmentally sustainable industrial developments.
