Forming part of Birmingham’s wider urban transformation, Mansion House at Port Loop is a landmark residential development that redefines contemporary canal-side living.

Set within one of the UK's most ambitious regeneration zones, this project forms part of Urban Splash and Places for People’s Port Loop masterplan, a 43-acre site designed to reimagine underused brownfield land into a vibrant, inclusive neighbourhood.

Residential Regeneration in Action

Tasked with building 58 high-quality apartments on the edge of Birmingham’s evolving canal district, we delivered a six-storey development that exemplifies the role construction can play in regenerating inner-city areas to meet modern housing needs. The project comprised external hard and soft landscaping, a communal lobby and lift areas, striking terracotta rainscreen cladding, north-facing triangular rooflights and external balconies overlooking the canal.

Our expertise in delivering complex residential projects was instrumental in accommodating the precision, innovation and meticulous logistical management demanded on this project. We worked within tight site constraints and alongside ongoing works across the wider Port Loop development, all of which was managed by our excellent team. The result is a striking, design-led development that contributes to the long-term regeneration of Birmingham.

Creating Lasting Social Value

Our Mansion House project generated significant social value, aligning with Port Loop’s vision of a connected, inclusive neighbourhood. We worked closely with local schools and employment programmes, offering site tours, career talks and work placements for young people. At Port Loop we were joined on site by three apprentices and gave career presentations to construction students at Birmingham’s James Watts College to support the future workforce.

We also donated £1,000 to Birmingham Care Group Food Pantry to support its ‘Kids Eat Free’ campaign to help local families in crisis, and our team volunteered at Birmingham Settlement Nature and Wellbeing Centre. We also supported local supply chain partners and SMEs where possible, with £5.2m of supplier and sub-contractor work packages procured within 30 miles of Port Loop to ensure the economic benefits of the build remained within the community.

Working with CCL Facades: A Standout Exterior

The standout visual feature of Mansion House is its striking façade, delivered by Caddick Construction’s sister company, CCL Facades. Working closely from early design stages, the team developed a custom cladding solution that delivered on both aesthetics and performance. The façade reflects the waterside location and urban character of Port Loop, with precision-fitted panels that required careful planning and coordination during installation.

Ongoing collaboration ensured a seamless workflow, with CCL Facade’s expertise in offsite manufacturing contributing to reduced on-site time and enhanced quality control. The result is a distinctive, durable building envelope that elevates the wider masterplan. This partnership showcased the synergy and quality brought to our projects when Caddick Construction works hand-in-hand with its in-house specialist sub-contracting divisions.
