At Stonebridge Beck, we transformed the Grade II listed 19th Century Stonebridge Mills in Leeds into a stunning residential development of high-quality new homes, creating a truly unique community of 112 properties.

This 9.1-acre heritage-led project was delivered on behalf of Rushbond and Advent Developments and required extensive structural, heritage and civil works to bring this derelict site back to life. The result is a thriving residential village that celebrates its historical setting.

Heritage Conservation

At Stonebridge Beck, we carried out meticulous mill conversions, creating a range of townhouses and contemporary new-build homes, blended together to offer both character and comfort. To honour the site's legacy as a former woollen mill, historic artifacts salvaged from the mill were repurposed and integrated into the new development, providing visual links to the site’s industrial past.

Preserving the integrity and character of the 200-year-old mill buildings was central to the project, and we worked closely with planning and heritage officers to ensure all listed building conditions were satisfied and original features were carefully restored and retained. These include original signage, a cast iron weighbridge, an internal stone staircase with cast iron balustrade and the iconic mill chimney.

Sustainable Design

Each home at Stonebridge Beck was constructed using sustainable products and the highest energy-efficient construction processes. Car charging points were installed at every new property, along with communal EV chargers for the mill conversions, supporting future-ready infrastructure and helping to reduce carbon emissions.

Social Value and Community Impact

In addition to our work to preserve industrial history at Stonebridge Beck, the project was also a model for how construction can positively impact people and communities. We prioritised a local supply chain and workforce while also supporting 10 local apprentices on site and welcoming two T-level students from Leeds College of Building.

A total of 100 jobs were supported throughout the project and we held 12 education visits and workshops for over 700 local students. During our time on site, Stonebridge Mills was also used as a filming location for BBC drama, Better, for which we received a £1,000 location fee. This was subsequently donated to St George’s Crypt, a Leeds-based charity that supports those living homeless.

We have been delighted to work with the talented Caddick team and to deliver the Rushbond vision – a respectful, significant heritage anchored residential community, harnessing and preserving Leeds’ gem for a new future.
