At West Vale in Oldham, Caddick delivered a transformative affordable housing scheme on behalf of First Choice Homes.
This scheme formed a key part of Oldham Councils £160 million masterplan to provide 1,100 new homes across the region. The development transformed the former Crossbank House and Summervale House site into a vibrant new neighbourhood of 88 sustainable homes, including 26 family houses for shared ownership and 62 apartments for affordable rent.
Completed in January 2025, West Vale was designed with sustainability and community at its core. Each home featured air-source heat pumps, high-performance insulation, and energy-efficient construction to reduce energy use and carbon emissions. The development also introduced landscaped green spaces, a children’s play area, and new roads and footpaths to create a welcoming and well-connected environment.

The project team overcame complex ground conditions and level changes through detailed temporary works and sheet piling, working closely with Oldham Council to protect surrounding highways. Early construction of new access roads improved logistics, while proactive coordination with the council ensured smooth approvals. Careful acoustic design, including sound-absorbing façades and high-performance glazing, helped create quiet, comfortable homes close to busy routes.

Caddick worked closely with First Choice Homes and local residents to minimise disruption, implementing robust traffic management, dust and noise controls, and maintaining open communication throughout the build. The project also delivered significant social value, providing local training and employment opportunities through initiatives such as the Oldham CSCS SWAPS programme, apprenticeships, and community clean-up events. West Vale was recognised for its outstanding standards under the Considerate Constructors Scheme, achieving an ‘Excellent’ 45/45 rating.
